This tool applies generic UK non-domestic benchmarks to the inputs you supply. It is not an EPC assessment, an SBEM or dynamic simulation model, a survey, a cost plan or professional advice. Asset rating movements and costs vary materially with fabric, plant, occupancy, grid capacity, planning constraints and procurement route.

Regulatory position: the minimum standard in force for continued letting of commercial property in England and Wales is EPC band E. The EPC B standard for privately rented non-domestic buildings above 1,000 m² is a policy proposal set out in the DESNZ June 2026 Interim Response and requires secondary legislation before it takes effect. Nothing here should be read as a statement that EPC B is currently law.
