Investor & Lender ESG Disclosure

Independent, investor-grade ESG and carbon disclosures for UK property funds, REITs, and operating companies — supporting fund reporting obligations, green loan covenants, and sustainability-linked finance requirements.

What it is

Investor and lender ESG disclosure covers the structured reporting of environmental, social, and governance performance data to fund investors, debt providers, and other capital market stakeholders. For UK commercial real estate and operating companies, this increasingly means carbon footprint data, energy performance metrics, climate risk assessments, and net zero pathway evidence — presented in formats that satisfy both regulatory requirements and investor due diligence expectations.

We prepare investor-grade ESG disclosure packages that draw together asset-level energy and carbon data, portfolio-level GHG Protocol reporting, CRREM pathway analysis, and climate risk assessment into coherent, auditable disclosure documents — suitable for annual fund reporting, sustainability-linked loan covenant compliance, green bond frameworks, and investor questionnaire responses.

When you need it

  • Your fund or property company has an annual ESG reporting obligation to investors or a fund administrator and you need independent, technically credible data to underpin it.
  • You have a sustainability-linked loan or green loan with ESG-linked covenants — energy intensity targets, carbon reduction milestones, EPC improvement commitments — and need verified performance data to demonstrate compliance.
  • Your lender is requiring a climate risk assessment or net zero pathway report as a condition of refinancing or loan drawdown.
  • Institutional investors in your fund are requesting GRESB scores, TCFD-aligned disclosures, or portfolio carbon footprint data as part of their annual ESG due diligence.
  • You are issuing a Green Bond or sustainability-linked bond and need an independent second-party opinion or ongoing performance reporting against the bond framework.
  • Your investor relations team needs a clear, well-evidenced ESG narrative for LP communications, annual reports, or marketing materials.

Our approach

  1. 1

    Disclosure scope and audience

We establish the reporting boundary, the disclosure frameworks required (GRESB, TCFD, GHG Protocol, bespoke lender template), and the data requirements for each. Different audiences have different needs — an LP annual report requires different emphasis than a green loan compliance certificate.

  2. 2

    Data collection and verification

We collect and verify the underlying asset-level data: energy consumption by meter, GHG emissions by scope, EPC ratings, CRREM pathway position, water consumption, and waste data where required. We identify and address data gaps using recognised estimation methodology.

  3. 3

    Carbon footprint calculation

We calculate Scope 1, 2, and 3 emissions using GHG Protocol methodology and DEFRA 2025 conversion factors, with dual location-based and market-based Scope 2 reporting where renewable energy contracts are held.

  4. 4

    Portfolio metrics

We aggregate asset-level data to portfolio level, calculating like-for-like energy intensity, carbon intensity, CRREM Misalignment Year distribution, EPC rating distribution, and coverage statistics — the key metrics that investors and lenders use to assess portfolio ESG performance.

  5. 5

    Narrative and context

We draft the ESG disclosure narrative — explaining methodology, presenting results in context, describing the portfolio's NZC pathway, and articulating the asset management actions being taken to improve performance. This is the difference between a data table and an investor-grade disclosure.

  6. 6

    Final disclosure package

We deliver a formatted disclosure document or populate the required reporting template — whether that is a GRESB submission, a TCFD report, a lender covenant compliance certificate, or a bespoke LP ESG report.
