What it is
Embodied carbon is the greenhouse gas emissions associated with the materials and construction processes of a building across its entire life — from extraction and manufacture of materials, through construction and operation, to eventual demolition and disposal. It is distinct from operational carbon (the emissions from energy use in the occupied building).
We deliver Whole Life Carbon Assessments (WLCA) aligned to the RICS Whole Life Carbon Assessment Professional Statement 2nd Edition. This is the recognised UK methodology for quantifying and reporting embodied carbon, and is referenced directly by the UK Net Zero Carbon Building Standard (NZCBS v1) for both new build and retrofit assessments.
Our assessments cover all RICS life cycle stages — from A1–A5 (product and construction) through B1–B7 (in-use) to C1–C4 (end of life) and D (beyond boundary) — giving developers, funders, and landlords a complete picture of whole life carbon.

Our approach

Scope and stage agreement
We agree the WLCA scope with the project team: which life cycle stages are in scope, the reference study period, and the functional unit. For NZCBS assessments we align to the Standard's scope requirements from the outset.

Data collection
We collect material quantities, specifications, and construction data from the project team — typically from drawings, schedules, and the BIM model where available. We identify data gaps early and agree suitable defaults.

Carbon quantification
We calculate embodied carbon for each life cycle stage using recognised Environmental Product Declaration (EPD) data, the RICS embodied carbon database, and the ICE database where project-specific EPDs are not available. All calculations are transparent and auditable.

Hotspot analysis
We identify the top embodied carbon contributors by element and material — typically structure, façade, and MEP — and model the carbon impact of alternative specifications. This gives the design team actionable information to reduce upfront carbon.

Benchmarking
We benchmark the project's embodied carbon intensity (kgCO₂e/m²) against LETI, RIBA 2030 Climate Challenge, and NZCBS v1 limits for the relevant building type, so you know where your project stands against current best practice.

WLCA report
We produce a complete RICS-aligned WLCA report with methodology, assumptions, results by life cycle stage, hotspot analysis, benchmarking, and a summary suitable for board, funder, and planning audiences.
