Compliance
Commercial EPCs & MEES
Non-domestic Energy Performance Certificates for sales, lettings and MEES compliance — design-stage, as-built and renewals, produced under the National Calculation Methodology.
What it is
Non-domestic Energy Performance Certificates (EPCs) for sales, lettings and MEES compliance, produced under the UK National Calculation Methodology (NCM) using accredited iSBEM software.
We deliver design-stage assessments, as-built / Practical Completion EPCs, and EPC renewals when a certificate is approaching the end of its 10-year validity.
All assessments are produced by a qualified non-domestic energy assessor and lodged on the central register.
When you need it
- You are selling or letting a commercial property and need a valid EPC at the point of marketing.
- You need to ensure MEES compliance before granting or continuing a commercial lease.
- A new build or refurbishment needs a design-stage assessment to support Building Regulations Part L sign-off.
- An existing EPC has expired or is about to expire and you need a renewal lodged.
- You are running a portfolio EPC programme and need consistent, audit-ready assessments across multiple assets.
Our approach
- 1
Site survey and data capture
On-site survey to capture building geometry, fabric build-ups, HVAC, lighting and controls — or a desk-based capture from full design information for design-stage assessments.
- 2
iSBEM / NCM modelling
Build the asset in accredited iSBEM software under the current National Calculation Methodology to produce the asset rating.
- 3
QA review
Internal QA review of inputs, default assumptions and improvement recommendations before lodgement, to avoid challenge-prone certificates.
- 4
Lodgement of the certificate
Lodge the EPC on the central register and provide the lodged certificate, recommendation report and asset rating output.
- 5
MEES improvement pathway (where relevant)
Where the rating is close to or below the MEES threshold, set out the practical route to a higher rating — measures, indicative cost and rating uplift.
What you receive
Lodged non-domestic EPC
A valid, lodged non-domestic EPC ready for sale, letting or MEES evidence.
Recommendation report
The accompanying recommendation report listing improvements and their expected impact on the rating.
MEES improvement pathway
Where relevant, a clear improvement pathway showing the route to a higher rating to meet current or anticipated MEES thresholds.
Audit-ready inputs
The iSBEM model and supporting evidence retained and supplied on request, so the rating is defensible to lenders, purchasers and enforcement bodies.
